Great News from the Naples Area Board of Realtors!

On July 15, 2011, the Naples Area Board of Realtors (NABOR) released a report showing a sharp decline in housing inventory over the past 12 months.  This is GREAT news for everyone in SWFL.  Inventory dropped to 7,208 at the end of the quarter of 2011, which is an 18.5% drop from second quarter 2010 numbers.

We have felt all along that SWFL will be one of the first markets to make the come-back and it looks like we are well on our way!

Shadow Wood…an Upscale Neighborhood located in the Heart of the Brooks!

The Brooks community consists of four distinct neighborhoods; Shadow Wood,Spring Run, Copperleaf, and Lighthouse Bay. Introduced in 1998 Shadow Wood was positioned as the Upscale Private Golf club and community. I started my sales position in late Fall 1998 with the Bonita Bay Group and was one of 7 agents working on site. We represented all of the parcel builders which included Centex Homes, Arthur Rutenberg, Harbourside, Kingon, and McGarvey Custom builders…to name a few!

The sales activity started off with a flurry and continued until the end in 2005…We sold and closed over 1500 units and was considered one of the most successful selling developments in the country…out selling all of the local competition by miles! Today Shadow Wood is now owned by the residents and the club by the members in a deal which was struck with the BBG and TOC this January.

The resale activity is now in full swing with the Unknowns of the club behind them. Prices range from 200’s for the smaller coach homes to high 2M’s for the luxury estate homes…Shadow Wood offers their members three 18 Hole Championship golf courses, a private beach club on the gulf of Mexico, a health club with social rooms and restaurants!

As I'm sure you are aware, the majority of sales in the Naples and Bonita Springs real estate market right now are either short sales and/or foreclosures.  These can be great deals BUT a buyer must do their homework and work with an experienced real estate agent to make sure they know exactly what they are getting themselves into.  Often, these properties are purchased at a substantially lower price than they were valued at, but there are often huge hidden problems that must be done to make the home habitable.
